This role goes beyond engagement, focusing on transforming raw video footage, brand guidelines, and content plans into high-performing social content through daily social media engagement, short-form video editing (Reels, TikToks, Shorts), and support for YouTube and LinkedIn - ultimately driving follower growth, reach, and inbound enquiries.

POTENTIAL TASKS
1. Instagram Growth & Engagement (Stylish Living + Stylish Living Home)
This person must understand aggressive but strategic engagement growth.
Daily responsibilities include:
- 50+ meaningful comments per day across target accounts
- Story engagement (polls, replies, DM conversations)
- Strategic following of ideal client profiles
- Managing and replying to all inbound DMs
- Turning conversations into booked calls
Must understand:
- Hook psychology
- Retention triggers
- CTA placement
- Comment-to-DM conversion strategy
- ManyChat automation flows
- DM keyword triggers (e.g. “INVEST” for overview)
Experience with:
- ManyChat or similar automation tools
- Comment-to-DM funnels
- Lead capture via Instagram
2. YouTube Growth & Optimisation
Responsibilities include:
- Supporting YouTube channel growth strategy
- Commenting on relevant creator videos for visibility
- Keyword optimisation of titles and descriptions
- Uploading and scheduling Shorts
- Tracking watch time and click-through rates
- Suggesting hook improvements based on retention data
Understanding of:
- YouTube SEO
- Thumbnail testing
- Watch-time optimisation
- Audience retention graphs
3. Lead Generation & Outreach
- Generate 25+ investor leads per week (LinkedIn + Instagram)
- Generate 25+ developer leads per week (LinkedIn + Instagram)
- Structured LinkedIn & Instagram outreach with structured outbound messaging
- Track engagement & move prospects through CRM stages
- Maintain disciplined follow-up systems
Experience required:
- LinkedIn outreach
- CRM pipeline management
- List segmentation & data tracking
- Experience with ClickUp or similar CRM essential.
4. HMO Tenant Marketing (Daily Admin Block)
- Respond to Spareroom & OpenRent enquiries
- Screen applicants against criteria
- Send virtual viewing links
- Send qualified leads to property manager (30 minutes per day, full training & step by step process provided)
5. Performance Reporting
- Weekly reporting on key metrics such as:
- Leads generated
- Calls booked
- Conversion rates
- Content performance
- Follower growth
SKILLS/EXPERIENCES REQUIRED
- Proven experience in lead generation (LinkedIn, Instagram, outreach)
- Proven Instagram growth experience (with metrics)
- Experience building engagement strategy (not just posting)
- Understanding of comment strategy & DM conversion
- Experience using ManyChat or similar automation
- CRM management experience
- Strong written communication skills
- ManyChat or automation tools
- Landing page creation / email list growth (desirable)
- Meta Ads experience (desirable)
- Property or construction industry (desirable)
