We are looking for a full-time Airbnb Pricing Strategist to maximise portfolio revenue performance. This role owns day-to-day execution: reviewing performance, identifying underperforming properties, and making pricing adjustments that improve occupancy, ADR, and booking pace.

This is not a “set and forget” pricing role. We want someone who spots issues and fixes them, not someone who waits for instructions.

Rate:

⭐ £5–£7/hr (final depends on proven STR pricing performance + analytical strength)

POTENTIAL TASKS

  • Daily and weekly review of occupancy, ADR, and booking pace; identify underperforming properties; analyse pacing vs prior periods.

  • Extract comparable property data from PriceLabs; compare our performance vs similar properties; diagnose why competitors are being booked instead of us; implement structured pricing adjustments.
  • Manage PriceLabs rules and overrides; adjust minimum stays; improve gap-filling logic; optimise length-of-stay pricing; adjust for seasonality and local events.
  • Analyse listing ranking, conversion, and performance; identify weak listings; recommend improvements (titles, positioning, structure, amenities); work alongside the Operations Manager to implement improvements.
  • Assist with structured admin tasks supporting performance such as data extraction, structured reporting, KPI tracking, and operational tracking support. Revenue work takes priority.

SKILLS/EXPERIENCES REQUIRED

  • Strong analytical thinking; able to explain decisions using numbers and structure.

  •  Advanced Excel / Google Sheets.

  • Experience working with marketplace data, pricing data, or similar performance-driven datasets.
  • Experience in the short-term rental industry (UK market understanding preferred).
  • Proven examples of improving occupancy or revenue; must provide evidence of past results.
  • Highly organised, self-directed, comfortable being judged on performance metrics; identifies issues independently, proposes solutions, implements within defined guardrails, and presents findings clearly and simply.
